    Our confidential approach…

    Our first rule is always confidentiality. If you wish us to help you establish a market value of your vineyard estate or winery property, we will ask you to fill out a questionnaire, then we establish a time and date to come to your property and see it first and get a few more questions answered.

    Then we do our evaluation, pull together compatible sales of like type properties and send you our market evaluation of your property. There is no obligation to you for this service; it’s our pleasure to offer our services to our neighbors.

    Our Marketing

    Once we have all of the facts agreed to and depending on the type of property a marketing strategy will be set up and we will start our plan for selling your property.

    Wineries are handled very discretely and are not advertised to the public. All potential buyers sign a “Non-Disclosure Agreement”, they are pre-qualified with verification of their ability to perform. These documents are approved by you before the potential buyer has any knowledge of your winery. Once approved, a meeting is established for you and the potential buyer to meet. An informative package is developed about the property and approved by you and presented to the potential buyers. The rest is up to the potential buyer to make an offer or not.

    bergVineyard Estates may not require so much confidentiality that decision is up to the owner. Usually a more direct approach and open marketing is required.

    Properly pricing your property is an art… and can make the difference of 10’s of thousands of dollars in the end. Our experience will help you make the most of the opportunity.

    Selling property in today’s climate can be challenging. There are many factors to consider, #1 being pricing it accurately. It is key to price it well from the start. Many that sell property make the mistake of pricing it higher than it is worth thinking that someone can “always make an offer”. This couldn’t be further from the truth. Buyers today do hours of research online deciding what schools they want their children to attend, the commute they want to endure everyday to work and more. To decide to even offer on a property takes a lot of work and emotion. If your home is not priced right, they are taking an increased chance that you won’t agree and they would be spending their emotional effort for nothing. If your property is priced competitively with the rest of the market from the beginning, you’ll see a surge of showings right away (representing the pent-up amount of buyers waiting for a property like yours) and then only the new buyers entering the market after that. If you’re priced too high at the beginning, you’ll blow your first impression with the majority of potential buyers and will cause the rest to think there’s something wrong with it. Take advantage of that initial group of buyers and price your property competitively from the outset.
