2,635 +/- acres of gorgeous wine country from the Sonoma County border just above the Alexander Valley Appellation into the Yorkville Appellation in Mendocino County. The property consists of 31 separate parcels of land.  The property has complete privacy, many exceptional vistas, premium vineyard, excellent hunting possibilities and numerous outstanding buidling sites.

 




The property has 58 acres planted to premium Zinfandel Grapes under an Evergreen Grape Purchase Agreement with a very reputalbe winery known for producing excellent zinfandel.  This winery has been purchasing the grapes from this ranch since 1988. Wine made from these grapes produce the highest quality Zinfandel wine for this producer and has had the distinction of a “Vineyard Designation” in the past. In order to maintain the highest quality, the winery has insisted on keeping the production levels down to 3 tons per acre and paying around $1,500 per ton for the grapes.


 
 







There is a Dr. Paul Anamosa Slop Density report showing that 882+ acres are under a 30% slope with what we think are about 442 acres that can be planted to more grape vines.  Towards the bottom of this page you will find several of the maps including an aerial view showing the various parcels, the ares in which the slope of the land is less than 30% and a topography map.


 




 



The terrain is gentle rolling with an 18.78 acre foot pond that is presently going through the California Permit process and 3 wells. One well has 165 GPM, another has 70 GPM and the third well is 5 GPM. There are also an estimated three dozen active springs on the property of which two are being utlized.


 



 



 




The ranch also has an abundance of trees inlcuding Conifers, Oaks, Madrones and other trees covering much of the un-plantable portions of the property. The elevation runs from 300 to 1,700 feet above sea level. The views are spectacular in all directions. The micro climates and the soils are ideal for growing high quality big red wine grapes.

1  Steep - 6.74 Acres - Planted in 1985 -  Zinfandel - Davis Clone - AXR1 Rootstock - 8 x 12 spacing - Inarched grafted with 5C rootstock in 1992.  In 1997 rootstock was spring budded with Costa Mega (clone).  In 2003 the old vine was cut off, leaving the younger vine to grow without competition from the older vine.  Twenty one acres were converted over the next five years
