2635+/- acre ranch estate with 58 acres of premium hillside Zinfandel under contract on the Mendocino Sonoma County border just above Cloverdale. The property consists of 31 separate parcels of land. RECREATION
The Russian River: This estate owns two miles of the beautiful Russian River to mid stream with small private beaches to larger open beaches. The river is perfect for such water sports as swimming, rafting, canoeing, kayaking and diving.
Hunting: wild pig, deer, turkey, quail, dove, pheasant, duck and geese.
Fishing: two miles of the Russian River with steelhead and large mouth bass and an 18.78 acre foot lake stocked with bass and catfish lend ample fishing opportunities.

THE VINEYARDS NOW AND IN THE FUTURE
The property has 58 acres of premium hillside Zinfandel Grapes under an Evergreen Grape Purchase Agreement with a world famous winery defined by its Zinfandel. The winery has been purchasing grapes from this ranch since 1988. Wine from these grapes produce the highest quality wine for this producer and has had the distinction of a “Vineyard Designation” in the past.
In order to maintain the highest quality, the winery has insisted on keeping the production levels down to 3 tons per acre and paying around $1500 per ton. The ranch is in the Yorkville Highlands Appellation.
Seven individual vineyards are broken down in the Vineyard History by Block into ten microclimates as the elevations range from 300 to 1800 feet above sea level. The micro climates and the soils are ideal for growing high quality big red wine grapes.
There is a Dr. Paul Anamosa Slope Density report showing that 882+ acres are under a 30% slope with what we think are about 442 acres that can be planted to more grape vines. The deep red soils are conducive to the red grape and water is available.
Water: An 18.78 acre foot lake with water from natural winter run off is used for irrigation as well as a water well at 165 GPM. Two wells with GPM of 5 and 70 stand by for use. More wells can be drilled. There are also an estimated three dozen active springs for development and many seasonal streams flow through the property.
