This special 23+/- acre ranch in the Knights Valley Appellation is situated just five miles from the town of Calistoga in the Napa Valley and a short drive to the world renown wine country of Napa and Sonoma Counties. Come finish the dream, much of the plans have been laid to create a first class, high quality Bordeaux varietal vineyard. In addition there exists a flourishing vacation rental business that is producing approximately $100,000 in revenue annually from two wonderfully remodeled cottages. There is a 5 acre meadow that provides a great vantage point for a future estate, with sweeping views of the ranch, nearby mountains, and future vineyard.

The zoning for this property, RRD100SR, allows for a main residence, granny unit, and guesthouse. One could potentially maintain the vacation rental business and build out their main residence as well as finish the vineyard and still have plenty of room for horses or other livestock. The possibilities seem endless. The beauty is evident in the rolling meadows, mature oak trees, the olive orchard and mountain setting.
    The Villa
The Villa is an approximatley 1,100 sq/ft two bedroom cottage where the interior has been entirely remodeled including a gourmet kitchen with high end appliances, custom cabinetry, and travertine marble flooring in both the kitchen and bathroom.  Hardwood flooring runs throughout the rest of the Villa.  Views from each room provide vistas of open meadows to large mature trees and rugged mountains in the distance.
There is a large rear deck with large stone walls and views down to the pond below shaded by century old trees.   Nearby is a courtyard and three-tier fountain.  There is also a 600 sq/ft storage area located underneath the Villa, ideal for a wine cellar.  The setting provides a sense of being surrounded by the beauty of mother nature.
The Villa has the potential to be an excellent place to lay your head while building a fantastic new estate home.  Or, one could continue with the very successful vacation rental program.  Currently the Villa rents out for $250 / night with many repeat visits.
