A perfect setting to create your wine country dream estate.  Your canvas is set amongst rolling hills and vineyards with views of mountains, forest and neighboring vineyard estates.  Choose from one of the many potential estate building sites, up close and personal with the vineyard, set back in the hills surrounded by mature trees overlooking one of the reservoirs. Or choose the prime site set on a wide bench above the vineyard with mature trees in the rear, views overlooking the hills, vineyards, mountains, a huge rock outcropping reminiscent of the Sierras and plenty of room for a yard, pool,  or tennis court etc...  Complete privacy, and just minutes down a quaint country road from downtown Hopland and Hwy 101.

The ranch has two reservoirs, they have never been officially measured but the larger one is estimated to be approximately 50 acre feet and the smaller reservoir is estimated at about 9 acre feet.  The reservoirs are used to irrigate the vineyard and the larger reservoir can be used for recreation activities such as picnics and swimming.

The property is laid out in such a way that it goes from mostly flat at the entrance, then as you move toward the middle and back end of the property the land slopes up gentle hills and has hills / mountains on either side creating a sense of your own valley.  There are numerous recreational possibilities that range from hunting, hiking with extensive rails, bike riding, swimming etc...  It has been said that there was vineyard planted on this site as far back as the 1940's.

This photo shows the view from what we see as the prime estate building site.  This site is fairly level and provides spectacular views of the vineyard, mountains in the distance and is framed in the rear by mature trees.  A vanishing edge swimming pool would be ideal located next to the huge rock out cropping ,imagine a water fall (fountain) flowing down the rock next to the pool while sitting on your deck enjoying a warm afternoon, sipping a glass of wine and taking in the view.

The property has Valley Oaks, California Coastal Live Oaks, Blue Oaks, Black Oaks, Madrone, Toyon, Native Black Walnuts, Manzanita and California Laurel Trees.  Springtime ushers the arrival of California Poppies and a large number of other wildflowers on the hillsides.

Animals found here include Coastal Blacktail Deer, wild pigs, wild turkeys, foxes, coyotes, ground and tree squirrels, skunks and raccoons etc... In the air it is likely that you would see an assortment of birds including Kites and Golden Eagles.

There is an approximate 1,550 sq/ft two bedroom two bath home set atop a tree lined knoll.  This is a perfect weekender home and a place to hang your hat while building out your dream estate.  The home was built in 1987 with energy efficiency in mind.  The exterior walls are heavily insulated and the roof consists of a high copper content steel.  The home is designed to stay cool during the day and warm in the evening. There is also an attached 840 sqft 3 car garage.

The Vineyard - Bells Echo Vineyard

There are approximately 50 acres of planted vineyard on the ranch consisting of a mix of Bordeaux Varietals and Syrah.  There have been a number of award winning wines produced from the vineyard.  The oldest plantings are from 1988 through today.  The varietals include Cabernet Sauvignon, Merlot, Petit Verdot ,Malbec, and Syrah.  As of 2009 10 acres of the Merlot and 5 acres of the Petit Verdot are certified organic.  The remaining vineyard is farmed with sustainable farming practices.

Wine Enthusiast Magazine:
"Bells Echo Vineyard is located in the hills between central Mendocino and Anderson Valley, an ava that probably deserves its own AVA."
