This property is very special due to its proximity to the ocean, elevation, gently sloping countours, southern exposure and fabulous Gold Ridge soil. Per the seller there are active "permits" for a 20 + acre vineyard. There are three wells on the property, only one is currently being used by the seller. This is ideal for a winery or grower that would like to have some of the worlds finest Pinot Noir as part of their portfolio.

Reviews, Scores and Awards For Wines From The Annapolis Area of the Sonoma Coast Appellation
Hartford Court Winery - 2007 Hartford Court Pinot Noir, Lands Edge Vineyards, Sonoma Coast
* 94 Points - Wine Enthusiast, July 2009
* 91+ Points - Stephen Tanzer's international Wine Cellar, May 2009
"Vineyard Character - Land's Edge Pinot Noir is sourced predominately from our estate's Annapolis vineyard, located in the Sonoma Coastal Mountain Range - north of the Russian River, overlooking the Pacific Ocean. Because there is only one cascading ridge between the ocean and the vineyard, Annapolis vineyard and other estate owned vineyards located at Land's Edge, such as Seascape vineyard, are so cold that miniscule crops of Pinot Noir are often picked here in November. This cool and often foggy, coastal climate preserves natural acidity in the grapes and helps delineate the purity of fruit flavors and expression of the unique, yet firm coastal terroir in this wine. Balanced acidity, layers of complexity and firm tanins will allow for long and graceful aging of Lands Edge Vineyards Pinot Noir", from Hartford Court web site
Peay Vineyards (Annapolis) - 2009 Winery of the Year / SF Chronicle
"On chill coast, brothers build family business from ground up. In an era when acreage is dear and most new winemakers huddle in a warehouse, Peay is that rare exception. The family's timeless wines come from it's own vineyard, planted, grown and picked just the way they want it. It is the very model of the modern wine estate. And that is why Peay is The Chronicles Winery Of The Year.
Great winemaking is often a lonely endeavor. But the Peay Brothers; Vanessa Wong, Nick's wife and the wine maker, Andy's wife, Ami, who helps sell wines, prove the opposite. Their complext Pinot Noir and Syrah have rapidly become benchmarks, to say nothing of their Chardonnay and Rhone-style whites. After just over a decade, the Peay vineayrd outside Annapolis has emerged as one of California's most extraordinary sites.
Late to ripen. Even by Sonoma Coast standards, Peay occupies a chilly slice of the world. While vineyards just to the south like Hirsch (where Wong worked) or Flowers (where Nick worked) may sit closer to the coast, they're above the inversion layer. The site in Annapolis is lower, between 600 - 800 feet, with colder temperatures."

Emeritus Vineyards
Emeritus Vineyards was created with the vision of making excellent Pinot Noirt. Emeritus makes two wines, each made from a distinct vineyard, one in the Russian River Appellation and the other in the Sonoma Coast Appellation near
Annapolis.
Emeritus 2005 Williams Wesley Pinot Noir (Sonoma Coast)
* 95 Points - Wine Enthusiast - Tasted alongside its Russian River Valley sister bottling, released at the same time, this new wine from Sonoma-Cutrer founder Brice Jones shows far greater power. Just erupts with masses of sweet cherries and raspberries with a liqueur richness and nuances of forest floor, pine needles and smoky oak. Really notable for balance. Citrusy acids and firm, sweet tannins give this Pinot, from way out on the Far Sonoma Coast, a brilliant structure. Beautiful now and for the next ten years.
* 93 Points - Wine Spectator
"Both of the Emeritus wines are exquisite.", James Laube

The Sonoma Coast Appellation "Cool climate and relatively high rainfall are the general ecological features shared by all vineyards within the Sonoma Coast Appellation. These factors contribute to slow grape maturation, with optimum ripeness coinciding with the very end of the growing season - ideal conditions for the challenging Pinot Noir varietal" - Appellation America.com
